Following Commencement of the Tenancy
- Receive Rental Payments
- Regular Inspections
- Take action to pursue Rent Arrears Inform Landlords and take instruction for repairs
At Termination of the Tenancy
- Check the property and report to the Landlord
- Refund the deposit
- Take steps to re-let the property
- Provide a full rental statement
Landlord Obligations
- To obtain consent from any Mortgage Lenders
- To keep insured the buildings and Landlords Contents and to ensure the insurers are informed that the property is let
- To inform the agent of any repossession orders on the property
- To settle all taxes due from the rental income to ensure all furnishings and furniture comply with the Fire Safety Regulations 1998 as amended
- To ensure that all Gas Appliances comply with the Gas Safety Act 1994 and that there is an annual Gas Certificate (CP12)
- To ensure that all Electric installations are regularly tested by an approved contractor and certificates issued
- To ensure that Smoke Detectors are fitted and are operational
